I will help you figure out your borrowing capacity, what reserves you'll have left after a down payment and closing costs, and help you figure out what you'll actually be comfortable with in terms of price and payment (most buyers are preapproved for more money than they are actually comfortable spending).

3. A buyer's agent has many resources to assist you in your home search, more than what is available to consumers. I can use the realtor-only Multiple List Service and other resources in the real estate community so I can get you the hottest & newest listings faster than you'll find them on your own.

4. A buyer's agent will assist you in the selection process by providing objective information about each property and all the appropriate resources for information on utilities, zoning, taxes, current market conditions, recent sold homes, schools, etc.

I can advise you as to which investigations and inspections are recommended or required.

Depending on the area of the property, this could include inspections for termites, lead paint, well systems, septic systems, asbestos, structural issues, roof condition, water quality, and more. I can assist you in providing referrals to qualified, reputable professionals to do these inspections and provide you with written reports. I can also refer you to a local title company who will do a thorough title search and provide title insurance against any future title claims once you take ownership.

8. A buyer's agent will help you in understanding ALL of your financing options and in identifying qualified lenders who are honest, reputable, and have local market knowledge.

9. A buyer's agent will guide you through the closing process from start to finish and make sure that everything flows together for a smooth settlement day.
